Developers have submitted plans to build a 67-bed care home in Ledbury.

Applicant Frontier Estates want to build the new centre on a 2.1 acre site just off the A449 to the west of Martins Way.

Consultants working on the scheme say the residential care will have ensuite bathrooms, car parking and private residents’ gardens.

The care home will be registered with the Care Quality Commission and they say its design reflects a higher standard than minimum registration requirements.

However, local hospital bosses say they will need more than £15,000 from the scheme to contribute towards the delivery of health care in the county.

“The trust will not receive the full funding required to meet the healthcare demand due to the baseline rules on emergency funding and there is no mechanism for the trust to recover these costs retrospectively in subsequent years,” a Wye Valey NHS Trust representative said commenting on the proposals.

“Without securing such contributions, the trust would be unable to support the proposals and would object to the application because of the direct and adverse impact of it on the delivery of health care in the trust’s area.

“Therefore, the contribution required for this proposed development of 67 dwellings is £15,510.93.”

Ledbury Town Council last week agreed to support the plans with the proviso that a nearby wildlife corridor be protected

Also commenting on the scheme, local resident Edward Hogan said consideration should be given to increasing the number of parking spaces.

“For a care home of this size and scale, 21 parking spaces, excluding disabled spaces, seems small given the number of staff and factoring the number of visitors,” he said.

“I would recommend an increase of 50% to 32 spaces.”

He also said it would be good to see some provision for double bedded rooms.

Residents have until March 28 to comment on the proposals which Herefordshire Council planners are expected to consider by May 17.
